Pacific Lakes Village development, Papamoa

The Tauranga office of Stratum Consultants Ltd are proud to have been involved in many significant projects in Papamoa over the years.  We can now add another exciting project to that list!

Our staff have been involved with and provided professional services to the Pacific Lakes Village at 242 Grenada Street, Papamoa.  This retirement village development is a sister village to the highly acclaimed Pacific Coast Village, on Maranui Street, Papamoa.

We obtained resource consent to develop a retirement village containing 346 townhouses and 40 serviced apartments.  This included input from our highly capable and experienced Resource Management Planners, Civil Engineers, and Land Surveyors.  Ongoing works include civil engineering design and construction supervision and structural design and supervision for the new buildings.

Two New Exciting Rotorua Projects

The Rotorua office of Stratum Consultants Ltd has been proud to have been involved in many significant projects on the Rotorua landscape over the years.  We can now add another two new exciting projects to that list!

Wai Ariki Hot Springs & Spa

This soon to be commenced Pukeroa Oruawhata Group development is a multi-million dollar luxury Spa and Wellness Centre that is to be developed on Rotorua City's lakefront, offering holistic wellbeing treatments with a Te Ao Maori focus.

Whare Aroha CARE Village

This soon to be opened state-of-the-art Dementia Care Village in Ngongotaha is the first of its kind to be built in the world outside of Holland, and is based on a renowned Dutch dementia village, De Hogeweyk.

Nga Potiki Residential Development: Papamoa

Stratum Consultants Ltd is proud to assist the Nga Potiki a Tamapahore Trust (an entity of Nga Potiki hapu) to develop their land in Papamoa. 

Stratum Consultants Ltd applied for and obtained subdivision and land use consent approvals for Nga Potiki under the Special Housing Accord legislation.  This included input from our highly capable and experienced resource management planners, civil engineers, geotechnical engineers and land surveyors.

From the outset it was important to Nga Potiki that, in addition to meeting commercial objectives, any development of the site is undertaken in a way that is socially, culturally and environmentally responsible.

The master planning undertaken for the proposed development realised an affordable residential housing development of 200+ lots that will be available to the public but will also provide for specific outcomes for Nga Potiki.  A portion of the developed sites will be retained by the Trust and made available to members of the iwi with a range of social housing and tenure types, including Kaumatua housing for 20 units, rental housing, and licences to occupy.  Significant land will also be set aside for conservation and cultural purposes.  In addition an area is intended to be developed as a Retirement Village.  Some non-residential facilities are envisaged to support the neighbourhood scale development, including some limited scale retail opportunities.

We provided initial planning feasibility advice, obtained subdivision consent, provided civil engineering design and supervision, and undertook land transfer surveys to obtain new titles for this property. 

This all equated to the successful collaboration between Stratum Consultants Ltd, Keith Hay Homes and the Relocatable House Company to realise the full development potential of this specific residential property.

On-site Effluent Treatment (OSET)

The On-Site Effluent Treatment Regional Plan (OSET Plan) is a Bay of Plenty Regional Council plan that has been operative since 2006. 

It directs the management of domestic wastewater to protect water quality in the Bay of Plenty through the introduction of rules.  On-site effluent treatment systems include septic tanks and associated soakage fields and advanced aerobic systems.

In many parts of the Bay of Plenty, communities have been provided with sewers or reticulated wastewater systems. 

Where a sewer is available, then you must connect.

However, where no sewer is available you will need to provide an on site system which has been designed and constructed in accordance with the rules of the OSET Plan.  The purpose of the OSET Plan is to ensure that wastewater is discharged safely and that the effects are managed.

If you are building a new home that will utilise on site systems, this will be approved as part of the Building Consent process.  Alternatively if vacant lots are being created outside of reticulated wastewater areas, then the sites will have to prove that a complying on site system is able to be constructed.  If your treatment system is not able to meet the rules, then a Resource Consent will be required.

Stratum Consultants Ltd is a Bay of Plenty Regional Council “Approved OSET System Designer” and recognised as a Suitably Qualified and Experienced Person (SQEP).  '
