The Project

150 lot staged residential subdivision.  Several stages were developed to the requirements of a housing company. The latest stage is designed as a retirement village, with villas and apartments, a rest-home and hospital. 

Our Approach

We provided master planning for the whole site, subdivision design – several stages of convential design and several working in conjunction with Generation Developments to design sites for particular dwellings, and design and layout of the village.  We have provided Resource Management Act - RMA - resource consent, engineering design, construction supervision, contact administration, land transfer survey, project management, to obtaining title from Land Information New Zealand - LINZ.

The Project

Plan change proposal to convert farmland to 34 rural residential lots on the outskirts of Rotorua.

Our Approach

Collaborative approach to design with landscape architects to integrate house sites within the sloping backdrop to Rotorua and establish extensive re-vegetation.  We provided resource management act planning expertise, from District Plan interpretation, submissions, and evidence with the Environment Court appeal. We also provided civil engineering expertise on the construction, earthworks, infrastructure, erosion and project management for the development.

A prestige subdivision that gives great views and outlook, provides re-vegetation to avoid visual intrusion and nutrient run off into the sensitive Lake Rotorua catchment.

Plan change and resource consent for the establishment of the Rotorua Central Mall within the Rotorua CBD environment.

Our Approach

Stratum Consultants Limited have been actively involved with the constant evolution and development of the Pukeroa owned Rotorua Central Mall into a modern retail shopping precinct with strong links to Rotorua's central business district.  Stratum Consultants Limited continue to provide Resource Management Act - RMA - planning, civil engineering, geotech engineering and survey services to the Pukeroa development, with new buildings, innovations and tenants continually added to improve the overall shopping experience.

Retirement village comprising 260 villas and apartments, with central facilities, tennis, bowls, pool and pavilion.

Our Approach

On a tricky sloping site, we provided design and layout concepts to ensure appropriate access and sense of private space within the integrated village design and extensive landscaping.  Our planning team provided District Plan advice, Resource Management Act - RMA - resource consent including assessment of effects on the environment, civil engineering design, approvals, infrastructure construction supervision, certification and project management.

The Project

Post harvest kiwifruit packhouse and coolstore facility.

Our Approach

We have been involved in master planning of development of the site, ensuring staged development to maximise utilisation of available space in accordance with the particular requirements of the industry.  We provided Resource Management Act RMA planning and District Plan advice, resource consent including assessment of effects on the environment, service and effluent design, discharge consents, civil engineering design, infrastructure construction supervision, as-built survey, and project management.

The Project

To convert a large dairy farm to an 80 canopy hectare kiwifruit orchard.

Our Approach

To involve ourselves from the beginning, ensuring all planning, Resource Management Act RMA and District Plan resource consent requirements were met and balancing the kiwifruit design with civil engineering, earthworks and erosion contouring, survey, and project management issues.

Project Outcome/ Solution

A 15 Lot Orchard Subdivision with 1.2 km of road. Due to the subdivision being non-complying a horticulture report was obtained to prove environment viability for green and gold orchards.  Subdivision approval was obtained with Certificate of Title CT / Computer Freehold Register CFR provided by Land Information New Zealand LINZ.
