What is a Building Location Certificate or Survey?

Here at Stratum Consultants Ltd we often get asked what a Building Location Certificate is. A Building Location Certificate (BLC) or survey is a certification document prepared by a Licensed Cadastral Surveyor which shows or confirms the position of a building or structure relative to the property boundaries.

You may require a Building Location Certificate if your building or structure is close to the boundary or the local authority permitted yard setbacks, or has an encroachment – either permitted or by written approval of your neighbour. It may also be required if your building or structure has a minimum floor level or confirmation of the finished floor level (FFL) of the building is needed. This document is generally a requirement of a Building Consent and is required to obtain Code of Compliance (COC) for the building or structure.

What we do?

As Licensed Cadastral Surveyors, Stratum Consultants Ltd can assist you through this process.

Firstly, we will need to see a copy of the approved Building Consent and plans prior to visiting the site to allow us to undertake the appropriate data search and to pre-calculate any required survey information.

We will then visit your site, locate survey reference marks and then measure the position and level of the building or structure.

Back in the office we will calculate the position of your building or structure relative to the property boundaries and/or calculate the FFL. If the building position and/or level is in accordance with the approved Building Consent a certification is prepared. If the position or level differs it may be necessary to prepare additional plans or information to accompany the certification.

Finally, Stratum Consultants Ltd will then provide you with the required documentation to fulfil your Building Consent requirements.
